Every deal's a little different, but usually we can get a contract together in a day or two, and close in 2 to 4 weeks. Closing happens at a local title company, often one you pick yourself.

Most of the time, no, nothing out of your pocket. Every once in a while normal closing costs come out of the sale proceeds, but if that's a problem for you, just tell us and we'll work through it.

Yes. Inherited land is most of what we buy. If the estate is still in probate, or there are heirs who need to sign, tell us and we will work through it with the title company.

Let us know when you contact us. Back taxes and old liens are common. They get paid out of the sale at closing, and the title company handles it.

If you have information we may have missed, send it to us and we will take another look. That could be a survey, an appraisal, or details about a well or road access.

No. The title company handles the closing by mail and sends your money by wire or check.

We look at just about anything, but some things make it harder: steep slopes, no road access, wetlands, that kind of thing. If your land doesn't fit what we buy, we'll tell you straight instead of stringing you along with an offer that won't work.

We don't sell it or hand it off to anybody. We only use it to reach out to you about your land.
